Coming true the era of "globalization" and the increasing acceleration of changes that have embraced all aspects of human life have not only underscored the importance of these historic capital and cultural affairs, but the crisis of identity and wandering of contemporary societies, looks more than It has been pinned to the legacy of the past generations. Persian baths are considered as one of the dynamic urban spaces in the center of the country's old neighborhoods, and not so long ago this type of structure and work had various functions performed in the fields of health, social, economy and etc. Today most of these baths are abandoned and useless or at least have lost most of their roles and positions, whereas one cannot underestimate the role of Iranian baths in creating the feeling of belonging among society and the economic potential it had in tourism industry development. Therefore trying to restore these structures while adopting them to modern society and needs and also keeping the authenticity and originality seems necessary. Studying the past activities concerning restoration of Iranian historical baths brings to the light a combination of factors which led to its success or failure. It seems, misunderstanding of affecting factor on restoring historical structures will somehow shape the roots to success and failure of this act. In this regard, considering what these factors and their weight are, they are a question that is posed in connection with the planning and implementation of interventions related to the restoration of old buildings and historical buildings. This article seeks to identify, analyze and prioritize the key factors affecting the restoration of Iranian baths, a small step, in line with the above requirements. This was done firstly through library studies, field studies and interviews with scholars. After identifying important influential factors, the list of factors has been passed to the experts' judgment in order to rank using the questionnaire tool. The obtained data were analyzed by SPSS software using statistical tests. Finally, the most important parameters for the restoration of traditional baths have been presented. Needless to say that in order to enhance the objectivity of the research achievements, all processes and procedures has been done with due attention and attention to the historical bath of Mohtasham Kashan. بناها و فضاهای شهری تاریخی، پدیده ای است که بسیاری از کشورهای صاحب قدمت کمابیش با آن مواجهند. تحقق عینی عصر «جهانی شدن» و شتاب فزاینده تغییراتی که تمامی شئون زندگی آدمی را فراگرفته است، نه تنها از اهمیت این سرمایه های تاریخی و داشته های فرهنگی نکاسته، بلکه، بحران هویت و سرگردانی جوامع امروزی، نگاه ها را بیش از پیش به میراث به یادگار مانده از نسل های گذشته دوخته است. حمام های ایرانی به عنوان یکی از فضاهای شهری پویا در کانون مرکز محلات قدیمی کشور، از جمله این آثار و بناها به شمار می آیند که در گذشته ای نه چندان دور، کارکردهای متعدد و مختلفی در حوزه های بهداشتی، درمانی، اجتماعی، اقتصادی، مذهبی و ... داشته اند. امروزه این حمام ها عمدتاً متروکه و بلااستفاده شده، و یا دست کم بخش عمده ای از نقش ها و جایگاه خود را از دست داده اند، در حالی که هنوز برای ایفای بخشی از کارکردهای آن ها جایگزینی وجود ندارد. علاوه بر این، نقش حمام های ایرانی در هویت بخشی و ایجاد احساس تعلق از یک سو، و پتانسیل های اقتصادی آن ها در توسعه گردشگری را نیز نمی توان از خاطر دور داشت. از این رو، تلاش برای بازنده سازی این بناها ـ به معنای فراهم آوردن اقتضایات زمان حال در عین حفظ ارزش ها و هویت بنا ـ ضروری می نماید. بررسی پیشینه‌ی فعالیت‌های معطوف به باززنده‌سازی حمام‌های سنتی ایرانی، گویای آن است که مجموعه‌ی عوامل و شاخصه‌هایی در موفقیت یا شکست آن‌ها مؤثر بوده‌اند. به نظر می‌رسد که فهم نادرست از مؤلفه‌های اثرگذار بر احیای بافت‌های تاریخی بخشی از ریشه‌های توفیق یا عدم توفیق این امر را تشکیل می‌دهد. در این بین پرداختن به چیستی این عوامل و وزن نسبی آن‌ها پرسشی است که در ارتباط با طرح‌ریزی و اجرای مداخلات مرتبط با احیای بناها و بافت‌های تاریخی فرسوده مطرح می‌باشد. این مقاله در پی آنست که از رهگذر شناسایی، تحلیل و اولویت بندی عوامل کلیدی مؤثر بر باززنده سازی حمام های ایرانی، گامی هر چند کوچک در راستای ضرورت های پیش گفته بردارد. این مهم در گام نخست از طریق مطالعات کتابخانه ای، مشاهدات میدانی و انجام مصاحبه با صاحبنظران محقق شده است. پس از شناسایی عوامل مهم تأثیرگذار، لیست عوامل به منظور رتبه بندی با بهره گیری از ابزار پرسش نامه، به قضاوت خبرگان سپرده شده است. داده های به دست آمده، با استفاده از آزمون های آماری و به کمک نرم افزار SPSS، مورد تحلیل قرار گرفته و در نهایت، اهم شاخصه‌های مؤثر در خصوص امر باززنده‌سازی حمام‌های سنتی ارایه گردیده است. شایان ذکر می باشد به منظور افزایش عینیت دستاوردهای پژوهش، کلیه فرآیندها و مراحل با عنایت و توجه به حمام تاریخی محتشم کاشان انجام شده است.
